BUSHNELL SOUTH PARKING GARAGE

The Capital Region Development Authority awarded Manafort Brothers, Inc. the Design Build Contract to design and construct the Bushnell South Parking Garage Facility in Hartford, CT.  With the recent renovation of the adjacent State of CT Office Building and planned mixed-use development projects, this new parking facility was one of the first steps in creating the new Bushnell South Park neighborhood. The new Parking Facility was needed to provide parking for the State of CT DEEP and Judicial Department employees, patrons of the Bushnell Theater, and future area residents while at the same time freeing up existing surface parking lots to allow new residential and commercial development.

 

This 411 space Parking Facility was built on the site of a former 5-story, 125,000-square-foot State of CT Laboratory Building, which Manafort also provided the hazardous material abatement and demolition services on a previous CT DAS project to allow for this new site development.

Manafort’s prime contract for the parking garage design and construction scope included structural excavation, disposal of contaminated soils, H-Pile foundations, cast in place concrete foundations, walls, slabs on grade, topping slabs, precast concrete parking superstructure, mechanical, electrical, plumbing, parking access and revenue control systems, site retaining walls, site utilities, and site finishes.

 

Manafort’s leadership and experience in Design Build projects, including numerous Parking Facilities, combined with our expertise and ability to self perform all site development activities including hazardous material abatement, soil remediation, demolition, civil and utility work, and concrete foundation, made this project a perfect fit.  Manafort completed the project safely, successfully, on-time and on-budget.

MAINE MEDICAL CENTER

Almost 50 years after Manafort Brothers, Inc. constructed the original Maine Medical Center parking garage, Manafort was selected to demolish the same parking garage as part of a Medical Center Complex expansion project. The project involved lead abatement and demolition of a 367,000 square-foot 10-story parking garage, 3 connector bridges, and a helicopter pad.  This project was complex due to the garage’s proximity to an active hospital and existing visitor/employee parking garage. The existing South Wall acted as a fifty-foot-tall retaining wall supporting a service drive and an adjacent hospital building.  To accommodate the service drive and the adjacent building, the South Wall required additional structural support using soil tie-back anchors, temporary shoring installation, and surgical separation to mitigate any impacts during the demolition operations.

 

In order to keep Maine Medical Center’s operations continuous, Manafort had to phase demolition to create a separation between the garage and the medical building’s shared wall. A complete analysis of the existing garage, including destructive investigations of the existing structural components of the garage aiding in the surgical separation of the garage from the South Wall. A saw-cutting operation was initiated to provide numerous openings throughout the garage in order to make way for additional structural support systems, such as tiebacks, to be installed to secure the service drive and adjacent building that were structurally supported by the South Wall of the garage. Lead-containing paint was removed from the parking garage utilizing a dry-ice blasting method. A protective assembly was engineered and constructed to cover and protect the live transformers that serviced the building. 

Upon completion of all enabling activities, mechanical demolition commenced utilizing a high-reach excavator with 132 feet of vertical reach.  Demolition commenced one bay at a time, starting from the top of the garage and progressing to the lower levels.  All concrete was processed with a pulverizer attachment for offsite recycling. 

 

Manafort’s extensive knowledge, planning, and creativity in both construction and demolition practices brought this project to completion while maintaining the Medical Center’s operations and delivering a safe, successful, on-time and on-budget result.

ZION NUCLEAR POWER PLANT DECOMMISSIONING & DEMOLITION

The Zion Nuclear Power Plant, located on the shores of Lake Michigan in Zion, Illinois, serving the city of Chicago for many years, operated from 1973 to 1997 and was permanently shut down in 1998 by the plant’s operator. Manafort Brothers, Inc. completed this successful decommissioning in 2020 working for Energy Solutions as part of one of the largest commercial nuclear plant dismantling completed in the United States.

 

Manafort’s scope included demolition of all structures, removal of hazardous materials, asbestos abatement, radioactive commodities removal, utility relocations, disconnections and removals, soil remediation, backfill and site grading.

Manafort drew upon its extensive demolition and construction experience as well as its own previously developed methodologies to decontaminate and demolish these structures safely and successfully. Manafort performed all the work with its specialty equipment fleet within the decommissioning scope through diligent planning and execution in close coordination with Energy Solutions. Manafort safely and successfully performed all work on time within the three-year schedule and on budget through meticulous planning and execution in close coordination with Energy Solutions.

 

MARTIN LUTHER KING JR. SCHOOL

The Martin Luther King Jr. (MLK) School was established in 1922 and was originally named Weaver High School.  The school was a Collegiate Gothic masterpiece composed of three parts: a three-story main block for classrooms and two connected buildings for the gym and auditorium.  On September 21, 1976, the Hartford Board of Education renamed the former Weaver High School, the Martin Luther King Jr. School. In 2018, Manafort Brothers, Inc. was selected to perform the demolition, abatement, remediation, civil, utility, and concrete work as part of the complete renovation of this historical school building for the City of Hartford.

 

As part of the demolition scope, Manafort removed substantial amounts of asbestos-containing materials. This included friable pipe wrap, joint compound, boilers, and transite siding. Manafort crews immediately followed behind the abatement activity with a full 169,954 SF interior demolition (back to the structure supportive shell) of all non-structural building components.

Manafort’s concrete scope included cast in place concrete foundations, walls, piers, underpinning, slabs on grade, concrete restoration and low-density foam concrete fill for the existing school renovations. Manafort’s civil and utility scope included structural excavation and backfill, site retaining walls, as well as drainage, sanitary, water and fire service, gas, and telecommunication utility installations for the renovation project.

 

Manafort self-performed all of the work while also working closely coordinating with the entire project team under an aggressive project schedule. All work was completed safely, on time, and on budget.
